Prices
The prices are stated in Euros per week. The rental price does not include the mandatory final cleaning. For the villa the reservation conditions apply.

Insurances
Tenant himself is responsible for a travel and cancellation insurance with coverage for costs resulting from theft, illness, accident, damage, calamities, cancellation of the trip in case of negative travel advice or an unforeseen event.

Price changes reserved
We reserve the right to change the rental price if changes in the payable charges give rise to this. Increases in these charges will be passed on net, without surcharge.

Liability
The tenant is the person mentioned in the reservation form. The tenant who books the villa is severally liable for all other persons with whom he uses the villa. A reservation is valid for the number of persons mentioned on the reservation form. It is not allowed to occupy the villa with more persons and may result in termination of the rental agreement, whereby tenant’s right to compensation is excluded.

The tenant has the obligation to behave as a good tenant. This means that the tenant must in any case handle the rented property with care and act in accordance with what is expected of him in society. This behaviour is also expected towards the surroundings of the rented property (the direct neighbours).  The tenant shall leave the villa in a clean condition after use. The landlord is in no way responsible for loss of value and/or damage to property of the lessee and his co-users of the villa, caused by defects to or incorrect use of the villa.

Parties not allowed
As a tenant you have respect for the local community and the immediate surroundings of our house. This means that there are no parties, events, noise or other disruptive behavior and actions. Parties (birthday parties, bachelor parties, etc.) and gatherings in the evening and at night are not permitted.

Complaints
If tenant finds any defect, imperfection or damage in the villa, tenant shall report this to the landlord immediately upon arrival. This prevents inconvenience and complaints. Landlord can thus solve the complaint.

Bed and bath linen
Bed linen and towels are included in the price. The villa has a washing machine and dryer.

Water and electricity
In southern countries breakdowns in water and electricity supply occur. Municipal and/or regional authorities may, for various reasons, decide to temporarily cut off or distribute the water. The tenant cannot be held liable for any damage and/or inconvenience suffered.

Changeover days
We expect you between 16.00 and 20.00 hours at Casa Merle 26 on the changeover days. On the day of departure you have to have left the villa before 10.00 o’clock in the morning.

Smoking
Except for the terraces, the roof terrace and the garden smoking is not allowed in the villa.

Damage
Damage that has not been reported upon arrival but found upon departure by the landlord is considered to have occurred during the tenant’s stay. Repair costs will be deducted from the deposit.

Deposit
A deposit is collected prior to the rental period. After inspection of the house, within 7 days after the end of the rental period, the deposit will be returned to your account. Repair costs resulting from damage and any additional costs for energy consumption will be deducted from the deposit.

Final cleaning
The final cleaning is obligatory. Therefore every new tenant will find a clean villa. The costs for this will be charged to the tenant without surcharge.

Internet
The use of WiFi/internet is free of charge. Casa Merle 26 has fiberglass and also in the garden and at the pool high quality WiFi coverage.

Television

The house has a smart TV. On this, you can stream your own content in 4k HD via streaming technology (w.o. Chromecast). The television is fixed and does not need to be moved. There are no costs for using the television.

The reservation conditions Casa Merle 26

  1. A reservation can be made via the site or by e-mail. Once the agreed down payment (30% of the rent) is in the possession of the tenant, the reservation is final.
  2. The remaining amount must be in the possession of the landlord no later than 60 days before the start of the rental period. Failure to pay the rent on time may lead to dissolution of the rental agreement by or on behalf of the landlord. In that case the amount already paid will not be refunded.
  3. If the reservation is made within 60 days before the rental period, the rental sum will be paid in one instalment.
  4. The tenant may cancel the rental agreement in writing/by email up to 60 days before the start of the rental period. If the tenant cancels, the 30% deposit will remain in the possession of the landlord.
  5. If the cancellation takes place within the period of 60 to 30 days prior to the rental period, the lessee owes 50% of the full rental sum to the lessor.
  6. In case of cancellation 30 days or less before the start of the rental period, the tenant owes 100% of the full rental sum to the landlord.
